Seller updates, just-sold notes and listing announcements
Send the weekly seller update, the just-sold note to your neighbors and the new-listing announcement from your own email with one tap, with every check done for you.
Noli already writes three emails for your listings. Each one can now go out from your own email with one tap, with the same safety rules as your market report email:
- The weekly seller update, to the seller of that listing.
- The just-sold note, to your farm list in the same neighborhood as the sale.
- The new-listing announcement, to your past clients and your farm list.
You find each one in two places: your Inbox, and on the report itself under Pages, then Home values, then Valuations (open the listing package, the just-sold pack or the seller update).
What every send shows you
Before you press Send, the card shows:
- Goes to: who gets it, for example "23 people on your farm list in Leucadia, Encinitas", or your seller's name and email. See who lists the people.
- Left out: how many are not included, and why. For example "12 haven't asked to hear from you yet (you can email them yourself), 2 already got 4 emails from you this month, 1 unsubscribed, 1 bounced."
- The email itself, with Read all and edit.
- The checks: fair housing (wording about who a neighborhood suits is flagged and must be changed before it can go) and figures (any number the data behind the email does not show). If a figure is flagged, you can edit it, or tick that you checked it and can stand behind it.
Only an owner or admin can send.
Who can get these emails
Noli emails people who asked, past clients and people you know. Everyone on your lists carries the reason they are there, and anyone marked Not yet is left out and counted, so you can reach them yourself. See Sphere and homeowner pages for how reasons are recorded.
Also:
- Anyone who unsubscribed or whose email bounced is never emailed.
- Nobody gets more than 4 marketing emails from you in a month. This counts what Noli sent for you to that person in the last 30 days: market reports, newsletters, home value updates, just-sold notes, listing announcements and email sequences. Emails someone asked for, like their home value report or your open house thank-you, are not counted. People already at 4 are left out of the next send, and the card says how many.
- Nobody gets more than one just-sold note, or one listing announcement, in 7 days.
- The emails you send yourself from your own inbox are yours and are not counted.
The weekly seller update
With Weekly seller updates on (the switch at the top of Valuations), Noli drafts an update every Thursday for each active listing, from that listing's real activity: open house sign-ins and launch posts.
The first time, add the seller's email on the update (Who is the seller?). Noli sends that listing's updates to this one address and to no one else, because an update can mention showing feedback, which stays between you and your seller. The address is kept for next week's update.
One tap each for the first two weeks. Send your updates yourself for two weeks, starting with the first one you send. After that, Send seller updates automatically appears on the update and in your Inbox. Turn it on and each Thursday's update goes to its seller on its own, but only when every check passes. Anything flagged, such as a figure the week's activity does not show, waits for you in the Inbox.
A seller update is your report to your own client, so it never counts toward the 4-a-month limit.
The just-sold note to your neighbors
When a deal closes in your CRM, or you make a just-sold pack in Valuations, the pack includes a short note to your neighbors about the sale.
It goes only to your farm list in the same neighborhood as the sale, and only to the neighbors on it who asked to hear from you, past clients or people you know. It never goes to a bought list, and never to another neighborhood.
- Your neighborhoods are the ones you claimed under Settings, then Territory. Noli matches the sale to one of them by its city and name. If you hold two neighborhoods in the same city, you choose which one the home is in. A sale outside your neighborhoods has no farm list to go to.
- Place your farm list in a neighborhood under Email, then Past clients, then Farm list: choose the neighborhood when you add people, or change it on each person. Anyone without a neighborhood is not included, and the card says how many.
- For a closing from your CRM, the note follows the choices you made for just-sold posts. If you asked to leave the street address or the sale price out, a note that names them cannot be sent until you edit it.
The postcard in the same pack is still for you to print and mail.
The new-listing announcement
A listing package includes an announcement email. Choose Past clients, Farm list or both, and tick This home is in the MLS, or will be within one business day. Emailing a listing to your lists counts as public marketing under the MLS rules, so it cannot go out without that tick.
What you need set up
These emails go out from your own email, never from Noli:
- Your email. Connect the Gmail or Outlook you already use in your Noli Command Center under Connections, or your own sending domain under Settings, then API Keys.
- Your business mailing address, under Settings, then Brand. Every email carries it, with a one-click unsubscribe link.
Until both are in place, nothing is sent and the card tells you what is missing. No texts are sent.
