Leads from Zillow, Realtor.com and Homes.com

New portal leads land in your CRM on their own, with the home they asked about, a task, and a first reply drafted for you.

When someone asks about a home on Zillow, Realtor.com or Homes.com, the portal emails you the lead. Noli reads that email and puts the lead in your CRM for you, usually within 15 minutes.

What you get for each lead

  • A contact in your CRM with their name, email and phone, and the portal as the source (Zillow, Realtor.com or Homes.com). If they are already in your contacts, Noli adds the new inquiry to that person instead of making a second contact, and fills in an email or phone you did not have. It never changes details you already saved.
  • What they asked about. The contact's timeline shows the home they asked about, the listing link when the email has one, and their message.
  • Why they are on your list. The contact records that they asked to hear from you, through the portal, with the date. It is the same "asked" reason Noli uses on your farm and past-client lists (Sphere and homeowner pages), and a contact who already has a stronger reason, such as past client, keeps it.
  • A task to reply, due today.
  • Your usual new-lead steps. Any automation or sequence you set to start when a contact is created or a form is submitted runs for portal leads too.
  • A first reply, drafted and waiting for you in Customer Service. Read it, change anything, and send it from your own email.

The same lead arriving twice (for example, once in your inbox and once forwarded) is counted once.

Getting your leads in

Open your Noli Command Center, then Connections. The Leads from Zillow, Realtor.com and Homes.com card shows what is set up.

From your email (no setup)

Connect the email your portal leads arrive in, on the same Connections page. Noli then checks it for new lead emails every 15 minutes. If your Zillow, Realtor.com and Homes.com leads already go to that inbox, you are done.

Your lead address

When it is ready for your workspace, the card also shows a lead address of your own. Use it when your leads go to an inbox you have not connected, or to send Realtor.com leads straight to Noli.

Realtor.com: sign in to Realtor.com Professional and open Settings, then Lead Settings. For each kind of lead you get (Connections Plus, Profile Leads, Courtesy Leads), click Change and add your lead address. When it asks how to send them, choose Lead Forwarding, and HTML if it asks for a format. You still get your own copy of every lead. Menu names can differ slightly from account to account.

Zillow and Homes.com email each lead to the email on your account. Connect that email, or forward those emails to your lead address with a rule in your email:

Gmail

  1. Open Settings, then See all settings, then Forwarding and POP/IMAP.
  2. Click Add a forwarding address and paste your lead address.
  3. Gmail sends a confirmation code to Noli. Within a few minutes it shows on the Connections card; enter it in Gmail and click Verify.
  4. Open Filters and Blocked Addresses and click Create a new filter.
  5. In From, type zillow.com OR realtor.com OR homes.com and click Create filter.
  6. Tick Forward it to, pick your lead address, and click Create filter.

Outlook

  1. In Outlook on the web, open Settings, then Mail, then Rules.
  2. Click Add new rule and name it Noli leads.
  3. For the condition, choose Sender address includes and add zillow.com, realtor.com and homes.com.
  4. For the action, choose Forward to, paste your lead address, and save.

Only lead emails from the three portals do anything. Other mail sent to your lead address is ignored.

Replies: drafted by default

Every first reply waits for you in Customer Service. Nothing is sent on its own unless you turn on Answer routine requests in Customer Service and choose which kinds of messages it may answer (for example, showing requests or "Is it still available?"). Even then, a reply only goes out when every check passes: inside your send hours, no prices, legal or loan questions, and the Fair Housing screen is clean. Everything else waits for you. Leads older than a day, such as the ones found the first time you connect your email, always get a draft for you to send yourself.

"Needs a check"

When a lead email is in a layout Noli does not recognize yet, Noli reads it with AI instead. That lead is marked Needs a check on the contact and on the Connections card, and its reply always waits for you. Open the contact, compare the name, email and phone with the original email, then click Details look right. AI reading counts toward your plan's AI allowance, like other AI features.

If Noli cannot find a name, email or phone in a lead email at all, you get a task to open the email and add the person yourself, so no lead is lost.

Phone numbers

Portal leads usually include a phone number. Noli saves it on the contact so you can call.
