Property Analysis
Build and approve a client-ready property analysis from public records, comparable evidence, adjustments, and agent judgment.
Open Property Analysis from the Noli dashboard. Start with a public-record lookup or enter the property facts yourself, then assemble the comparable evidence, adjustments, narrative, and listing strategy. Noli keeps the workfile and the client report connected so every conclusion remains traceable to the saved revision that produced it.
Build the evidence set
The public-record lookup can fill supported subject facts and retrieve sold comparable candidates. Provider usage is metered, and Noli shows whether a result came from a cached lookup. You remain responsible for confirming the facts and deciding which comparable sales belong in the analysis.
You can also:
- Enter or edit facts manually. The provider is a starting point, not the authority for the workfile.
- Expand the comp search deliberately. Choose a wider radius or lookback period and record why the search expanded.
- Document adjustments. Record the category, amount, direction, method, source, confidence, and explanation for each adjustment.
- Add agent judgment. Explain the comparable selection method, adjustment method, market context, assumptions, risks, and property-specific observations.
- Import an existing analysis. The optional workfile importer recognizes the supported paired-sale Excel/PDF format. It is not a general spreadsheet mapper; review the recovered draft before saving it.
The reconciliation shows which comparables are eligible and how they support the indicated range. Market value remains a documented analysis conclusion. The listing range and launch price are separate agent decisions with their own rationale.
Save your identity and method
Save one or more reusable professional identities. Each identity can include agent and brokerage information, license numbers, contact details, brand colors, a headshot, a logo, and standing selection and adjustment methodology. Choose one as your default for new analyses, apply another when needed, and edit any field in the current workfile without changing the saved identity.
Approve and deliver
Missing required information blocks approval. Once the evidence, reconciliation, professional identity, listing strategy, disclosures, and review attestations are complete, approve the exact saved revision. From that sealed revision you can download the high-end PDF, workbook, or Listing Presentation brief. Reopening an approved analysis invalidates its approval and any public presentation link derived from it.

Property Analysis supports a broker price opinion or comparative market analysis workflow; it is not an appraisal. Public-record availability and disclosure requirements vary by state. Confirm the source facts, use brokerage-reviewed disclosure wording, follow applicable law and brokerage policy, and make your professional judgment explicit.
